Kaia Engineering where the design must check out.

Engineering deliverables answer to codes, reviewers and the stamp. Kaia Engineering runs building-services design as a governed process for all five disciplines, HVAC, fire, plumbing, ELV and electrical, designed together and checked against each other before anything is issued. It works on your own base drawings for every type of building, checks every value against your code before anything is drawn, and hands back drawing sheets with the receipt behind every number. The engineer of record signs. Kaia never signs, stamps or submits.

What the work must survive

Checked before drawn. Every value is computed and checked against the rulebook before a line is drawn. No number on a sheet is a model’s guess.

Traceable after. The receipt ships with every sheet: inputs, settings version, every check and what the run did not do. No receipt, no download.

Signed by your engineer. The engineer of record signs the package, and each discipline lead signs their own discipline. Kaia never signs, stamps or submits to an authority.

Kaia Engineering Design (MEP)

NEW

Building-services design that ends in drawing sheets, not just calculations: checked before drawing, traceable to the code, signed by your engineer of record.

The five disciplines

Drawing sheets, not just calculations, for every building-services discipline.

First

HVAC

Room and block loads, ventilation and make-up air, stair, lift and lobby pressurisation, costed system options (VRF, chilled water, DX or hybrid), schematics and equipment schedules, and the sized duct and piping layouts with the plant rooms placed.

Second

Fire

Code applicability by occupancy and height, the hazard class of every space, hydraulic demand, storage and pump duty, the cause-and-effect matrix, and the sprinkler, hydrant, detection and exit-signage layouts, assembled into the submission set for your engineer of record.

Third

Plumbing

Water demand, storage and pressure zones, drainage with the invert chain, storm water and rainwater harvesting, treatment and the water balance, risers and schedules, and the fixture and pipe layouts per level.

Fourth

ELV

CCTV, access control, PA and voice evacuation, structured cabling, BMS points and EV-charging management: the loads, UPS and batteries, risers and block diagrams, and the device layouts.

Fifth

Electrical

Lighting and the emergency set, circuits and DB schedules, small power and EV, connected load and maximum demand, transformer, DG and UPS, cable sizing, earthing and lightning protection, single-line diagrams and every sheet family, fed from the other four disciplines’ schedules.

Every building type

Kaia reads each building’s use and designs to it, from a single villa to a high-rise tower, with a different use on each level where the building has one. Each type carries its own profile of loads, lighting levels, diversity, indoor conditions and code values, held as configuration. Where a value is not in the profile, Kaia states the assumption it used and flags it for your engineer.

  • Residential

    Apartments, towers and typical floors

  • Villas

    Including GCC villas

  • Commercial and office

  • Retail

  • Hospitality

    Hotels

  • Healthcare

    Hospitals

  • Education and institutional

  • Assembly

Halls, auditoria, restaurants and food courts

  • Industrial

  • Storage and warehouses

  • Data centres

  • Airport terminals

  • Car parks

    Basement, podium and multi-level

  • Mixed use

A different use on each level

  • Oil-and-gas facility buildings

Control rooms, substations and switchgear rooms, administration, workshops, warehouses, accommodation and canteens, laboratories, fire stations and gatehouses

On an oil-and-gas site, Kaia designs the buildings, never the pipelines or the process plant. The site’s hazardous-area classification drawing is an input from your process-safety engineer, and nothing in a classified area is released until a person signs it.

One stage at a time

One stage at a time. Each stage ends with its owner’s sign-off before the next begins, and Kaia never skips one.

  1. 01

    Practice setup

    Your practice

Your standards, layers, lighting levels and factors, versioned on every receipt.

  2. 02

    Base intake

    Your practice

The architect’s base read as drawn: scale proved, rooms typed from the base’s own names, nothing edited.

  3. 03

    Design basis

    Discipline lead

One basis per discipline, every value sourced or ledgered, the freeze list signed.

  4. 04

    System selection

    Discipline lead

Costed options, the value-engineering register and the space each system needs.

  5. 05

    Calculations

    Discipline lead

Every value computed by engine code, with its receipt.

  6. 06

    Schematics and schedules

    Discipline lead

Risers, single-line diagrams, cause-and-effect and equipment schedules.

  7. 07

    Layouts

    Discipline lead

The plates per level, drawn only after every check passes.

  8. 08

    Coordination

    Coordinating engineer

One feeder per load, the clash run with heights, every document agreeing.

Code packs

One engine reads a versioned code pack per jurisdiction. The project chooses the code and edition; Kaia never does.

  • India: NBC 2016 and SP 7:2026, with both citations on every rule.
  • The GCC: the authorities’ requirements per country, including the UAE Fire and Life Safety Code of Practice and the Dubai Building Code.
  • Saudi and US packs on the same pattern.
  • Your practice’s standards on top: they may tighten a value, never lower a code minimum.

Your files

Kaia works in the files your practice already uses.

  • DWG, DXF, a zip or a marked-up PDF from your browser; a DWG is converted on the server and your original kept.
  • A plug-in for your own CAD that sends, pulls and saves DWG from inside it, and never touches a layer that is not Kaia’s.
  • IFC as a base, and BIM-model connectors that export issues to your coordination tools when your BIM execution plan calls for them.
  • Excel workbooks with live formulas, PDF plates and an evidence PDF; your marked PDF comes back into the room.

Who it's for

MEP consultancies and construction groups — from five-engineer practices to firms running large AutoCAD and Revit teams — that deliver calculated, coordinated building-services drawings. India and the GCC first; the code packs carry it anywhere.

How Kaia compares

Today’s tools stop short. Calculation tools do one calculation each. Coordination tools find clashes after the design is drawn. Drafting services sell hours, with no calculation or check behind the sheet. All five disciplines, one engine. Most tools cover one discipline, or start from a BIM model. Kaia is built for HVAC, fire, plumbing, ELV and electrical in one set, on the 2D base your practice already works in.

Be the practice that shapes it.
